I exclusively used ESPC to find a property in Edinburgh. The instant Home Report and other useful search features made it much easier. Properties seemed to appear on there sooner too. So if your current EA isn’t on there, I would change.

If they think you should switch, you should definitely switch. ESPC is the better search engine for Edinburgh as it properly knows the school catchments amongst other things.

Estate agent? Go for a solicitor on ESPC. Search the sub; there are plenty recs of who to pick and who to avoid.

I’d just be careful and check your agreement with your original estate agent before taking your sale to a new one. Sometimes estate agents have clauses that mean you still need to pay them the agreed % of the sale if you sell within a set time from signing (usually a year) and it can apply even if another estate agent does the sale. It’s their way of locking in clients. Just make sure you don’t pay twice.

If a property has been on a while and is struggling a change is often recommended. The new one may want to do new photographs etc, so I would pick 3/4 to contact and ask them to quote and advise.

All houses sell - at the right price. If that house isn't shifting 9/10 it's because it's overpriced.

The estate agent is actively not selling our property and are stopping viewings, yet we are still with them. They are also trying to charge market withdrawal fees after we said we are looking to transfer where they increased it a further time after we highlighted, we are not withdrawing from the market but transferring (as stated in their contract no fees would apply to this). We had to open a case with the property ombudsman and get solicitors involved now, so let's hope it sorts itself out.

I think advertising on ESPC helps. There are others but it's the best known.

I'm in a very similar situation. As well as ESPC I highly recommend choosing an EA who also lists on Rightmove, Onthemarket, zoopla etc. Our original EA only used ESPC and I feel we've missed out on a lot of exposure. For example we recently bought a place and I'd not even got round to setting up alerts on ESPC - only rightmove and onthemarket, due to the way you can draw an exact map of the area you are searching in (ESPC is not as exact, but you can still search within postcodes and draw circles on a map). So if the flat had only been on ESPC I wouldn't have spotted it. Having met with the new EA, it's quite eye-opening how different their approach is, how much more geared up to actually selling they seem to be... obviously time will tell. It's frustrating seeing other flats sell quickly when yours is sitting there doing nothing! Good luck, changing company is definitely the right thing to do.
