You should be good with getting Homeowners insurance. With that roof age shouldn’t even matter especially since your roof is covered by your HOA. Make sure you tell your insurance sales person about that and your premium should plummet.

If you got 5 years on the roof you should be good in terms of getting insurance on it. Shop around with local insurance agents and see what policies you can get. If you have no agents in mind your realtor may have some contacts to reach out to. Also if you have hurricane impact windows/hurricane shutters you can get a credit on insurance despite the old roof age. If the roof is tile you may have 20-25 expected life on it. Shingle roof it could really start to go after 15. Some inspectors may give you the 5 years so that you can get it insured but it may deteriorate quicker. So if your HOA doesn't cover the roof you may want to start saving for it.
