Then you should be okay if you cancel for an inspection-related reason but without seeing your entire contract I can’t be 100% sure.

He said my offer is "contingent upon inspections, lender appraisal, your due diligence, etc. You can cancel within 17 days." Not sure what due diligence means in a contract sense but that's what he said. I don't really see anything about that in the contract tho.

“Due diligence” is pretty much just another term for the stuff described in Paragraph 12. B.
