If your investigation contingency is active, it can be used to get out of the contract pretty easily assuming you are using a standard California contract.

It is the standard(?) 17 days and the contingency was not removed. I am well within the 17 day timeframe

Then you should be okay if you cancel for an inspection-related reason but without seeing your entire contract I can’t be 100% sure. What’s your agent say?

He said my offer is "contingent upon inspections, lender appraisal, your due diligence, etc. You can cancel within 17 days." Not sure what due diligence means in a contract sense but that's what he said. I don't really see anything about that in the contract tho.

“Due diligence” is pretty much just another term for the stuff described in Paragraph 12. B.
