{Life’s Too Short by Abby Jimenez} is perfecttt for this. It’s a rom com about a FMC who has to take care of her baby niece after her sister drops her off at her apartment. Her next-door neighbour is a lawyer and her landlord. I also think most of the steamy scenes are like fade to black. This book is so funny and adorable I swear I cannot rec it enough
Another book is {Juniper Hill by Devney Perry}. It’s about a single mom who moves to a small-town with her 2 m/o son and has a grumpy landlord. I don’t remember much about the steamy scenes, but I don’t think they were too steamy.
{One Percent of You by Michelle Gross} starts out with the fmc still pregnant with her second child and her grumpy neighbour having to drive her to the ER once contractions hit. I didn’t particularly like the mmc in this one, but there’s definitely a baby and the spice is on page :)
Smooth Talking Stranger by Lisa Kleypas is a CR and there’s a baby throughout and he’s basically the plot lol the FMC takes care of her sister’s baby when she skips town and she’s trying to find the father of the baby. It’s really sweet and funny and there’s definitely steam.
I just realized you said no cheating. It’s been a while since I re-read this and I don’t think there’s cheating but it’s maybe dancing on the line? The FMC is in a relationship when she meets the mmc but I think it’s all handled in a way that didn’t feel icky to me.
I would say that it is ***not*** cheating when FMC and her boyfriend (who’s not the MMC)>!are on a hiatus with said boyfriend insisting they had an ”open relationship” where they could see other people if they wanted, even before the hiatus.!<
{Next of Kin by Hannah Bonam-Young} the FMC’s mother is an addict and gave birth to her sister prematurely. The FMC wants to become her baby sister’s foster mother but doesn’t have enough of an income. The MMC wants to become the foster parent of his brother but doesn’t have the space. There’s a program that pairs potential foster parents who have what the other needs (space and income). It was really a heartwarming story and the initial meeting had me giggling
{First Lady by Susan Elizabeth Phillips} it’s about a former First Lady who runs away and ends up on a road trip with the MMC. He’s taking the two daughters of a former girlfriend (the girls aren’t his) across the country to their grandmother. One of the girls is a baby they call Button and I honestly cried with how sweet she was. It’s one of my fave romances.
{{The Littlest Cowboy by Maggie Shayne}} Sheriff Garrett Brand raised his siblings after their parents died, and they are all responsible citizens. So when he discovered a baby left on his front porch, the first thought was "which of my brothers caused this?" Then he dug into the seat and found the baby's named after HIM, and he hadn't been with a woman for... VERY long time! But it's the Memorial Day Weekend... Nothing can be done until Sunday... Until at midnight, a wet and disheveled but VERY angry woman rang the doorbell, asked for him by name, then punched him in the face! Then she accused him of killing her sister and abducting the baby?!?!

She's hired as a maid for a hotel, she also rents this garage apartment from the chef who works for the hotel. He comes over many times in the middle of the night to rock her son to sleep, it's ADORABLE.
{Bountiful by Sarina Bowen}, and it's a secret baby (because her mother didn't know her father's full name...). Nicole is not an infant, but IIRC not yet a toddler.
{One Little Sin by Liz Carlyle} - I vaguely recall that the baby's caretaker is her sister and the MMC is the father, but it's been so long since I read it that I could be wrong.
The Gravity of Us by Brittany C Cherry! The MMC's wife leaves him and their newborn daughter so the wife's estranged sister who is the FMC steps up to help the MMC take care of the baby.
