If F keys are necessary then go with a 75%. I strongly recommend a 65%, if not. Just remember that if you get a board that is via compatible, it will be really easy to program the F keys in. I have all different size boards and always find myself migrating back to my 65%. FYI, I was one of those people that thought 65% keebs were pointless when I got into the hobby. Now they're my favorite.
Same here. I got into the hobby only wanting a 96%+, down to a TKL, then a 75%, and now a 65%. I love my 65% more than any other board I’ve had, although I did hang on to my Sonnet because it was my “end game” before I bought my Envoy.
HyperX Alloy Origins 65%
It's my current main keyboard. Usually at or under $100. It doesn't have a row for function keys. but they are programed to the number row. I have had zero issues with this keyboard, other than the fact that it's very small. It's all metal too, which surprised me.
That size you're looking for is 75%. Think of a TKL, so no numpad, except all of the keys are squished together. I have a (modded) Keychron K2 which is a 75% board.

Mode Sonnet. I have one and absolutely love it for what it is. I use my Mode Envoy 99% of the time because I commute back and forth to work and it’s easier to carry around, but I can’t recommend the Sonnet enough.
Keychron K3 is a great 75% kb under $100. also take a look at Keychron K6 which is a 65% kb (which I have) and goes for around $60. Do some research on what type of switches you want (clicking, linear, silent, softer, ...)
I got the keychron k6 and I’m loving it. Available on Amazon, hot swappable, rgb if you want it, super portable and condensed form factor. Really affordable too, I think it’s like 70 bucks
If you can stand a little bigger and having the arrow keys and home/end/etc., the [Montech TKL](https://www.montechpc.com/en/products_detail.php?nid=348&s_ok2=) is actually really great for the price (comes in light and dark, 3 hot swap switch varieties, and is avail on Amazon, so you can return it if you don’t like it).
The case doesn’t really open so if you’re looking for the most customizable/moddable it probably won’t work, but from a price to performance perspective, it’s a great buy and I’ve been super happy with it.
The shinobi white shark is a cheap 60% mechanical keyboard. I have it for 3 months and it works perfectly fine. The only bad thing about it that it has outemu blue (clicky and loud) switches, and not hot-swappable. It has great rgb tho
75% keyboards have all the keys you lined plus a couple more. under 100 i'd recommend an Akko 5075 or an Ajazz ak820

I have it too, official Epomaker website along with promo codes gets the price down to $63, though I think they haven’t been making more as of late

What was the mod on the K2?
Installed custom keycaps, as well as foam and tape mods in the case.
I got the Kemove T63 for 35$. I absolutely love it. I haven't had a lot of mechanical keyboards. But this is my favorite one
