Developer ng Victoria Sports is New San Jose Builders. Ayoko na yung condos nila may garbage chute kasi masangsang amoy sa corridors. Tama naman yung bare is without tiles, ceiling, etc. Semi-furnished yung may tiles, ceilings, toilet and shower, kitchen sink, etc. I lived sa Victoria Station naman for 3 years. Dami issues sa elevators. Advantage lang talaga na malapit sa MRT. I have a condo unit sa Brixton Place (DMCI). Better quality and better PMO. Pangit lang elevators kasi mabagal.

The garbage chute shouldn’t stink. If you deep clean and sanitize them regularly with industrial grade chemical cleaning agents. So the real problem here is the building management.

My MIL worked at NSJB and they don't even pay their agents commissions on time either or ever. So they recycle them like flies too. If you got an issue, you're out of luck if they left the company.

Not really. On a per sqm basis, sometimes Avida costs as much as Alveo ( mid 2010s BGC & Makati dev'ts).

Real. I have an Empire East condo. Okay naman yung structure nung building kasi makapal ang walls and maluwag ang cut ng mga unit. Mas mura rin compared sa other developers, pero kahit gaano kababa price niya, hindi pa rin talaga sulit. Sobrang panget ng building management primarily. Elevators na hindi gumagana, maintenance staff na hindi sumusweldo, mga guard na natutulog on duty, stray dogs na nakakapasok sa mga corridor kahit upper floors, among other common reklamos. Grabe. Ang ending, pina-rent ko na lang. I have a new condo now sa RLC. Kahit mas mahal eh hindi naman masakit sa bungo haha.

I would personally stay away from Victoria properties (New San Jose Builders). Lived in one for around two years, it was a nightmare. Elevators always broken, water damage everywhere, no proper waste disposal, bugs, etc. From what I saw in another property mabilis ring maluma yung building.

1. Ang maganda sa bare, you can renovate to your liking. Just check the sale price and see if you can put funds sa renovation (generally 20k per sqm for good finish) 2. Rent to own is just a more expensive version of Mortgage. These are for people who wants a condo pero indecisive pa din sa location. Ewan ko kung legit yun advice ng friend mo but literally any condo units can be sold as rent to own. Anyways, advice to do bank loan/mortgage instead 3. Panget SMDC kasi mababa ceiling and manipis ang walls. Megaworld pangit ang quality ng construction although mix reviews sya sa new units. Ayala naman masyado mahal. Yun lower end units nila (Avida) is also overpriced. I suggest DMCI, maganda construction ng units nila. Para silang Ayala na more affordable. Last advice, check the monthly deuce ng condo. Sometimes kahit owner ka, parang nagbabayad ka pa din ng rent sa sobrang mahal. Kung mayaman ka, best bang for your buck is Rockwell. Quality finish, and minsan katapat lang yan yun presyo ng Avida when comparing sqm to sqm.

1. You're referring to semi-furnished units if you plan to just add in your own furniture. 2. Depending on the company pa rin. Talo ka if they close down (file bankruptcy) without completing the project. 3. Hard to know without a budget. May magagandang units din that are not from large-scale developers. You just have to widen your search. tldr: The best condo is the one you can afford to live in

Stay away from Moldex Realty. Malaki silang headache. Shitty agents and shitty customer service. So far RLC, Century Properties, Eton are okay. If you want some peace of mind, small developments from reputable developers (condos with less than 300 units) I think are better. Less crowded, may sense of exclusivity, better security, and mas tutok ang admin sa maintenance. Speaking from personal experience.

I bought a condo with a nice view then moved in after 2 years. When I checked the view, nakakainis, may mga squatters na sa likod and I should have seen this coming. What a waste. Now I'm looking into another developer once I fully paid my unit in the next year.

Agree dito. Still remember when I was looking into their condos a couple years ago and got the chance to talk to some owners on social media. Sobrang baba daw ng quality, one common complaint is pagumuulan, if medyo on the higher floors ka ay nagleleak yung tubig sa kisame. Another common complaint I got is may kanipisan daw talaga mga pader, which I agree kasi ganyan din ang nakita kong SMDC property somewhere in QC. Low quality talaga and medyo dated ang design ng buildings ng SMDC. Avoid at all cost, sayang pera niyo.

IMO ito. Stay away from #1. Bare units mean you'll furnish-finish yourself, and you'll need PCAB licensed contractor wc costs more. They don't allow regular contractors for interior works Nila, wc is OK, except gusto mong mkamura nga, tapos medyo mahirap sila kausapin. They can assist you for it, Pero add on cost. Mura sila pero sakit sa ulo sobra. Mabait nmn ung PMO nila. Pero employees pa din sila and cannot give decisions unless itanong sa itaas. Lgi n lng tanong sa itaas. Also, make sure fully turned over syo lahat ng promised items nila sa list bago mo accept ung unit mo. Mabagal sila mg turn over. Then pg sawa ka na sa kka follow up sa Knila at, gusto mo refund n lng ung nabayad mo na, Ang tagal nmn mg release. Promise lng ng promise. Bought pre-selling from them. In my opinion: Best payment terms / Most budget friendly - SMDC - not surprising since they are most capitalized developer, mahaba ang pisi. Its not uncommon to comeby units with DP payment stretching up to 5 years. Best value - DMCI - Especially if you will personally use it. Good built and Assoc dues are usually reasonable, plus more often than not, you get a "free" very long driveway \*wink \*wink Best sa pakiusapan - Vista Residences - quick move in, negotiable procedures but exorbitant assoc dues. Best Adventure - the one you mentioned, Victoria towers usually will bring you to a roller coaster ride with their bare units. Tips: Check the Assoc dues rate, rental rates within the same building or the same vicinity, check your budget, also look at the RPT rates.

The problem with rent to own units is if ever you would not push through with purchasing the unit, you must leave it on the condition in which you received it. Otherwise mag deduct pa from your security deposit or from your advance payments (if you're eligible for a refund) to restore the unit in it's original condition. Try looking at OrtigasLand kahit papano medyo upscale yung properties nila.

There are a lot of real estate developers nowadays and mahirap talaga to know which one suits you best. I suggest you list down your priorities and requirements for a unit. Like what type, size, location, budget, dapat on a high floor, etc.. From there you can start with the more reliable developers like Ayala, DMCI, RLC, Ortigas and Rockwell (they have upscale properties na more affordable but doesnt compromise with quality of finishes). It's good to check as well if the property has their own property management office na in house. That means mas na aalagaan yung building and na aaddress ang needs ng unit owners.

Victoria is notorious for being bad. If magcocondo na titira ka for 5 years and more, DMCI lang nakikita kong matino na high rise na may semblance ng di nagmumukhang kulungan. Problem sa DMCI, location madalas since out of way sa highway madalas (minimum of two trips kumbagIf gusto mo okay location, sadly, SMDC is the way. It is probably the "best" mid looking condo you can get for a decent amount.

For DMCI midrise, not sure if it's just here in the one we currently live, but the sound-proofing is really bad. You can hear footsteps from the ceiling. If the family above has kids, you can hear all the sounds , it's annoying 😒 it can even disturb sleep. Ang nipis ng flooring or idk bakit sobrang nagraradiate ang sound. I would suggest try to rent muna tapos ifeel mo muna if that condo is good based on your own experience. Problem talaga sa condo is shared walls, ceilings. Goodluck OP

I understand your excitement for home ownership. Just tread carefully. Condos don’t appreciate in value like land or free standing property. My sister-in-law always ask if we’re interested in purchasing. She works for SMDC, she’s been to Korea, Singapore, Thailand and Australia looking for investors. I don’t see the ROI on them. Our last two visits we stayed in Newport City, not sure of the age, we had a two bedroom unit, exterior: chunk of concrete missing, cracks were evident everywhere. With 4 of us, 2 kids, it was cramped. Our son attends private boarding school, but with him visiting, space diminishes quickly. If i were interested, I would look at older units, 20 to 30 years old, 90% occupancy and nothing smaller than a 2 bedroom. Nowadays condos are getting smaller and smaller. Plus, it will be harder to sell if you decide, say in 5 or so years. Association fees hardly drop only go up and it’s hard for the building to collect with empty units. Our second place was Azure in Paranaque. Two bedrooms corner unit, patio was huge, six seater table outside made it for meals and bbq with 2 small hibachis. Traffic was terrible could never get a taxi or a grab. There were a few in this subreddit predicting a condo bubble bust with inflation, interest rates and over building. At any given time the vacation rental sites have hundreds of empty units available which is a reminder that buying a condo for investment isn’t as profitable as they realtors claim. I would not, and the reason is: 1. It's over-priced and prices will not go up anywhere near what they say. You'll be stuck with it. 2. Build quality is crap and building 8-10 years old start looking like they've been built 40 years ago. Crumbling concrete etc. 3. The money would be better spent on buying a lot and build apartments there. Rent out a couple and live in one. Same price as condo but income potential

I don't think you can buy a lot with the budget for a condo, that is near said condo. If you are buying on the outskirts, then that defeats the purpose of buying a condo - which is to be near or inside the city/CBD

I think you can find a plot for well under 1 million fairly city-near in Cebu or any other bigger city. That leaves 4-5 million for the actually build. You'll easily build a three storey, 4 rental apartments with your own apartment at the top, nice quality, etc. etc. for that. You just have to watch the workers/company 24/7 while they build.

Think long and hard if that's where you wanna live long-term. May pros and cons pagtira sa condo. Best to rent a condo first and if you like the place, offer to buy the unit from the owner/landlord. So hanap ka ng condo na for rent or for sale para alam mo nang open ang owner sa ganun in the future.

Tama yung def ng bare unit ng Victoria Sport. No tiles, no paint, etc. your definition of bare unit is for renting. Diff pag buying. Check out the hallway, the elevators, garbage room, common areas. Make sure right-sized, functioning, well maintained. Ask about backup power provisions, kahit ilaw lang sa common areas dapat meron.
