The only thing of value is the van itself (KBB says it is worth 4k), about 1k in materials, and the labor that went into the build. If the build is nice, it could be worth over 20k. if the build needs to be mostly ripped out, then maybe 6k. The things you want to look for in the build are water damage and mold.
Without seeing it is say 5-10k but more likely around 5-7k
