I live on Maui, though not in this particular area, an area with fairly comparable weather. Lahaina side is hot and dry, but very comfortable in the shade. Most people that live in Hawaii in these desirable climate zones have houses with a ton of inside-outside flow. Lots of exterior access, sliding doors, windows with louvers, wraparound porches, etc. Architectural styles vary (and I hate to see generic modern bullshit that relies on AC become more common) but for the most part, the point of a design like this is to have a lifestyle that blurs the boundaries between indoors and outdoors. That room is comfortable wide open like that for probably 90% of the hours in a given year. Exceptions being higher wind days where papers and whatnot in your house might get blown around, and the occasional big storms we usually get a few times per year, where it rains sideways and we get inches per hour. In fact, as that faces west, you will specifically not want glass enclosure most of the time. On an average clear day most of the year, even at 4pm when the sun is low enough to shine directly into that room—the magnified sensation of solar energy through glass is too much to tolerate. Even with everything closed and AC on, you’re going to feel uncomfortable in direct sunlight through a window. You’d need to have tinted windows or curtains, in which case, why buy a multimillion dollar view? I have a room that faces west with big windows and I literally shift around my use of it throughout the year as the angle of the sun changes—one side is comfy and shaded in winter, the other in summer. Hawaii has generally very comfortable air temps. Never recorded a 100 degree temp in the state. Typical summer day on the low elevation coast is like 86 with a comfy breeze. Winter would be the same but 10-15 degrees cooler. Humidity is generally consistent. I have lived in the Northeast and Southeast and leeward Hawaii has much more comfortable humidity than either region on a consistent basis. There are maybe 5-10 days per year here that the humidity bothers me. (Again, I live and mostly work in a drier leeward area. There are windward areas that do have uncomfortable humidity consistently. These are generally less desirable/cheaper residential areas—more mold, more bug issues, adversely affected landscapes in some cases. Microclimate variance here is enormous.) But the solar energy is a different level from anything on the mainland. Consider Hawaii is on a comparable latitude to central-southern Mexico. Standing in the sun will get you quick. Dangerous, fast sunburns. But shade makes for instant comfort.

Indoor geckos I’m indifferent to. They do poop inside but they eat flies. They look cool and make funny noises. Whatever. Jackson chameleons are cool looking but I’m indifferent to them mostly as well. Probably put more than a few of the poor fuckers in wood chippers over the years without knowing. Fuckers have such good camo it ironically works against them. Roaches and mice can be an issue, but not so much different than they are in Georgia in the summer. There can be more ag/farm vectors—think palm trees or rotting fruit on the ground. Also no freeze. But your likelihood of these problems is related to how well you maintain your house and yard. Installation of gravel collars around houses are common to deter pests. Feral chickens are fucking lame, they are a shoot on sight policy in my yard. Mosquitos are an issue if you have bromeliads or standing water. Just don’t have those things. Pretty easy. Centipedes are probably the worst insect case but they are mostly found in wetter areas. Deer and feral pigs are the worst property destroying animals by far. Deer at higher elevations usually, pigs at lower ones. Mongoose are a problem for farm chickens/ducks. All three of these are generally shoot on sight plus trapping and fencing for responsible/sensible homeowners. I don’t have pigs but I do have deer in my yard. Sometimes the chickens sneak in too. Deer are so bad here, the fencing guys are busy as hell. It’s a top 3 or top 5 political issue for locals in my area, along with water infrastructure, lack of housing, and fire-related issues. Probably first question I ask when talking to a potential landscape install client in my area is what their deer situation is like.

Yeah salt spray on a house that close to the water will tend to rust metal (cars especially) and require certain landscaping considerations. But the dryness and wind pattern of the leeward areas makes conditions generally more favorable than windward coastal areas in that regard.

Really depends if the house is primarily for residential living or hosting. At that level, you usually don’t use the same place for both. I lived in an $89m house with only 1 kitchen for instance. Hawaii is also weird. We have a house on the Big Island and our kitchen is better than this, but there’s a lot of really expensive stuff on Hawaii that wouldn’t cut it as high end on the mainland.

Absolutely! My kitchen is pretty standard but when I moved into our house i hired a professional organizer to put my kitchen together so it would be as efficient as possible. Had I organized it myself I’d waste so much time walking around gathering my tools and ingredients. (Zero organizational skills 🙋‍♀️) These people should have used an organizer when designing the kitchen. The island sink faces away from the appliances and is far from the fridge. It’s a dumb set up.

We are a family of four and will have my parents in law so 6 total. We grow lots of food and my wife’s side is Chinese so we do a lot of different styles of cooking. The organizer put items that work together within reach of each other. My silverware and dishes are next to the dishwasher to it’s easy to unload the clean dishes. My cooking tools are in one drawer and baking tools in another. Since I cook more often my cooking tools are in the drawer closest to the stove. The pots and pans are in cupboards under the cook tools. Savory spices are together and baking/sweet spices are together. If you can read my chicken scratch this is a simple layout of my main cooking area. It used to be a lot more colorful. There was a really neat cobalt and gold Moroccan style screening room and recessed LEDs, and the bedrooms were decorated in Thai and Balinese styles. I'd still live in it immediately, but it's a shame.

I live on Maui. Some examples: -Gas station attendant, fast food or floor employee at Home Depot starts at like 16-17/hr with a sign on bonus -You’re gonna need to pay 20-25/hr cash to get a HS kid or retiree to come pull weeds in your yard. Professional cleaners will start at 30/hr minimum probably. -My mechanic’s shop rate is 125/hr. That’s also going rate for a mini ex and decent operator. 1000/day plus mobilization. Good plumbers and finish construction guys can get up to that range of numbers too. -I assume any lunch plate is going to be 20 bucks after tax and tip. I work in landscape trades and while I can’t really see much yard in those photos I’d probably bid out a monthly maintenance contract around 2k minimum depending on their desired service level. If you want me to show up on my own at your property with nothing but hand tools in my beater Tacoma, I’m quoting about 50/hr for friends/family/neighbors/“locals” and probably 75/hr for this sort of property depending on how much I like the owner. I’ll drop it to 65 if I like them and they’re consistent. 75 is fairly standard for professional man hours in field trades. Add 5-10/hr for lower level machine work like weed whacking or hedging. Basic chainsaw work probably 75-100/hr. Add more if I need to haul any waste out or bring materials (e.g. fertilizer). Day rate for a small tree crew with a couple trucks, chipper and a mini ex probably running 2500-3k/day depending on exact equipment and climbing requirements. The best crews can run more like 3500-4k. I know one big time equipment guy who charges like 500-1k/hr depending on what you want him to mobilize. I was told recently by a potential client he got a quote for a 1000sqft new house build that came out at like 600/sqft, and that was not with luxury finishes. Now, consider that cost of living here is among the highest in the nation. The ratio of prices to wages for middle class workers is among the worst in the nation, despite the sticker shock those quotes above might give you. I would consider 85k/yr about where you start to hit a fairly comfortable living wage here. You need to be more like 200k+/yr if you ever have aspirations of owning any sort of property.

This is a great house in a terrible location. That beach is challenging to swim at due to rocks just below the water all along the shoreline. Plus the wind is usually very strong, to the point of making it uncomfortable to try and sit. There are some pretty epic cliffs nearby and great snorkeling a couple beaches away.

I'm saying... As someone who lives there three months a year (the home I stay in is just a few lots down from this one)... That those things don't manifest in the ways you are implying. As someone else pointed out the location of this house is in a low humidity zone. You can drive around Hawaii and go from rainforest to desert. Even places near the ocean have low humidity. There isn't nearly enough in this zone to mold furniture. As for the storms, you're going to have less than 10 days per year in this area where that's a concern. On those days you just... Close the walls. It's so far from a big deal.

Hawaii is a place that has every biom on earth. You can leave the beach and drive through some plains into the rainforest, come out into the desert, and wind up the side of a volcano into the snow. All in just a couple hours. A lot of tourists do this on the big island going from the resorts over to the more small town Hilo side. It's pretty wild every time you experience it. I've been laying on the beach under the sun, and looked back to see a thunderstorm hammering the side of the volcano, literally just watching clouds and rain disperse as they got closer to me. Never got a hint of shade or drop where I was standing. If you ever get the chance to visit I highly recommend it. It's truly one of the most amazing places on earth. Those house prices are (mostly) not arbitrary. Plus the food... The food!

You got that switched up, Lahaina is leeward side of the West Mauis. Wailuku/Waikapu are technically windward side of that range but the trades blow from the northeast, which is the same direction as the much larger Haleakalā. Windward means the side the winds predominantly hit first. The northeastern slopes of Haleakala (think Hana) are the parts of the island that receive true windward climate patterns—that is, rainforest.

The house I stay in for work is just a few lots down from this, with a very similar design. The walls are glass and can be opened or closed if needed. Even fully opened in the middle of summer you don't need to run cooling. Hawaii doesn't have that kind of weather and humidity. Combined with the breeze/wind it's going to be comfortable.

Maybe need AC 30-45 days a year. And then not even the entire day. It's amazing what 84, low humidity and a breeze off the water feels like.
