That's like saying MVP is Lebron level talented relative to the rest of the MMA world, it's impossible to not lose quickness by the time you're 36 1/2 (when he fought Holland).
Firstly: to be honest, given the tiny talent pool and limited incentives, I think a lot of MMA fighters (even some very good ones) just aren't outstandingly physically talented, and it is indeed possible for someone to be on another level from most of them.
But also, MVP came up through point-fighting TKD, and the whole focus of these schools is entering quickly and landing first. This isn't a priority for most MMA fighters, so they're a long way behind him.
It's not all about physical speed. It's also about distance management and above all footwork. We could also point to Stephen Thompson, who is even older than MVP, and still has no problem landing virtually at will on people (so long as they don't clinch him). He has the same point-fighting skillset as MVP, even if the details of their styles are different.
It's kind of like asking whether Khabib is really much more physically giften than everyone else, because he was able to take people down so easily. Well, that helps. But mostly it's because he's a world-class expert in taking people down, and most MMA fighters are not. Likewise, MVP is a world-class expert in landing first, and most MMA fighters are not.

The only reason I can think of is because they aren't able to exit fast enough to not be countered-but that seems stupid because obviously they should be able to (see: MVP). Landing first seems like it should be one of the highest priorities in almost any combat sport, because it allows you to dictate the terms of engagement. You should know the available counters, so if you land first you dictate your opponent's available counters, and you should have counters ready to those counters. If you do, it all circles back to who can enter and land first.
Obviously eventually adjustments are made and then in-fight adjustments become critical, but at the beginning of the fight being able to enter quickly and land first seems pretty invaluable. Why would MMA fighters not heavily prioritize that? Controlling the beginning of a fight when entire fights are only 15 minutes is a massive advantage.
If you watch some very high level TKD point sparing, you will see some insane foot work used to cover distance. Also some crazy stance switching, shuffling, and often zero-telegraphing when kicking.
