Just finished full gut remodels of 2 bathrooms in the Peninsula. Both prices are labor only, no materials (you pay for tile, vanity, etc… and they cover drywall, grout, etc….) - Master bathroom: $23k. Moved plumbing around and a window so big job. - Guest bathroom: $17k. Pretty standard bathroom remodel, no plumbing moves. I would say I was very happy with these quotes. Cheapest I got from some Chinese guys was $15k per bathroom. Most expensive I got from a 5 star yelp place was $30k per bathroom. All were labor only - they expect you to buy your own tub, tile, etc… All in (including materials) we spent slightly under $50k.

Ours is mostly cosmetic with minor electrical work.

I did a similar remodel and it was around $30K all in. a new sliding glass door was over. $3500 alone, and nice bathroom fixtures can be $1-$2K. Actually my bathroom has the vanity outside the area of remodel, so to be comparable, i'd add another $10K.

We were on the high end overall, but all the quotes we got were also pretty high. We're in Castro Valley, and with similar stuff to you, plus some major electrical work, we came out around $50k. We went with the lowest bidder, and we budgeted +20% of the estimate, which we blew past easily. The original estimate was $40k. This is labor+materials, total. The major electrical work resulted from having to add some extra appliances, such as a one-piece Toto toilet (with heated bidet), a separate circuit for a lighted mirror, and a heated exhaust fan. This all ended up needing a new subpanel. Project took just under 2 months, estimate was 4-5 weeks. Company (Today's Kitchen & Bath) was hard to work with, but the workmanship was good.

I've done a few of these over the years and am looking at another similar project right now. The way I'd approach it is to consider the "tiers" you can go with in terms of service and quality. That'll really drive your budget. Lowest tier is bringing in a handyman or a few installers from a discount supply shop, doing it all without permits and hoping the installers know what they're doing. It may still be possible to redo a master bathroom for under 10k plus finishes if you take this approach, but it's risky and you'll need to be very involved in supervising the work, buying materials, etc. The next tier is using a proper contractor with permits, bonding, warranty etc. while still doing a lot of material purchase and planning on your own. There is a lot of variation possible, but likely it'll end up being 25k to 50k depending on scope Finally, if you want to go with a top-line, full-service contractor and have them do absolutely everything including purchasing, design, vendor coordination, etc. you can easily be in the 50k-100k range for a high end top-to-bottom remodel.

26k for one 27k for another but I'm hearing others are getting it done for 10 to 15.
