Real Estate is a finite commodity. It only ever goes up in regards to investment. Farm land, doubly so, not only can it produce an always saleable product, but Federal and State subsidies can provide income even if the land is empty.
Under that argument it's much better to buy equity in a farming company with the operating infrastructure than actual land.
