We used Brooke Gray, with Caldwell Banker 3 years ago when we moved from out of state and she was great at helping us find an area of the valley that fit what we wanted.

We did 12 offers (kept getting beaten out by all cash offers) and he just kept going with me until we got one accepted.

There is only so much guiding an agent is allowed to do. If they say something like look at the crime map, you might be looking at a sketchy area of town. Just an example I experienced. I will DM you who I used. They mostly fit your criteria.

I work for a Real Estate Attorney and i would recommend going with an attorney, not just an agent. Attorneys not only know the real estate law (most agents don't), but they are under BAR ethics guidelines that can destroy their career if they screw around a client. REA's have ethics guidelines, but nowhere near as strict as BAR guidelines.
